Can not perform this operation.The file is no longer checked out or has been deleted? 

clear out these 2 locations on the machine and try again:

 

    C:\Users\<your user account>\AppData\Roaming\Microsoft\SharePoint Designer
    C:\Users\<your user account>\AppData\Local\Microsoft\WebsiteCache

sharepoint designer缓存与sharepoint server版本状态不一致导致的。 关闭SPD, 清空这2个目录，重启SPD解决
