A Data-Driven Story of Airbnb

Airbnb is a peer-to-peer online marketplace and homestay network that enables people to list or rent short-term lodging in residential properties, with the cost of such accommodation set by the property owner. The company receives percentage service fees from both guests and hosts in conjunction with every booking. It has over 2,000,000 listings in 34,000 cities and 191 countries. By analysis these data, Airbnb can share more personalized content with their community, decrease the average time to first booking, and better forecast demand. For this project, I was interestested in using AirBNB data of Boston and Seattle to better understand:
（1）When are the highest revenue-generating times of the year?
（2）Where are the highest revenue-generating neighborhoods ?
（3） What are the highest revenue-generating neighborhoods’ characters?

Highest revenue-generating times

Now let’s dive deep into thousands of short-term rental markets in Boston and Seattle to understand historical trends and new opportunities. Scope out the competition and learn how to optimize your vacation rental property performance. Here we analyze the projected data for the last two years in Seattle and Boston, and we find the following conclusions.
（1）July and August were the highest revenue-generating months in Seattle.
（2）September and October were the highest revenue-generating months in Boston.

Next let’s discover the most lucrative locations in Seattle for vacation real estate investments. We analyzed more than 3800 listings.
