It basically analyzes the information stored in the plan cache by the query processor about indexes it "could have used" for query plans if they had existed. It returns the columns used in the queries as suggested columns to index. Equality_columns, Inequality_columns and included_columns designate how the column is used within a query. For example, a column listed under equality_columns means the column was used in a query predicate in an equality comparision such as this precicate: WHERE Name = 'Smith'.
Inequality columns use <, > type operators. For example, WHERE Salary > 5000.
Included columns are columns listed in the query but not used in the query predicate to filter the rows returned by the query.
